Questions about our vacation rentals.

1.0 Is there a grill at our condo or beach house?
Some units have their own private grill, while some properties offer grilling and picnic areas.

1.1 Are linens and towels provided?
There are sufficient towels and linens provided in the unit to accommodate the number of guests the unit will occupy.

1.2 Are cleaning supplies and paper goods provided?
There is an initial supply of toilet paper provided, along with bath soap. There may be cleaning supplies such as dishwashing detergent and washing detergent, but if so, these are generally left by a previous guest.

1.3 Is there a washer and dryer in the unit?
Yes. All of the locations that we represent provide either side by side or stacking washer and dryers.

1.4 What items are provided for in the kitchen?
Each unit has a coffee maker, toaster, stove, oven, and microwave. Very few locations provide blenders.

1.5 Is there an iron and ironing board in the unit?
Yes.

1.6 Is there telephone and internet service available?
Internet service is provided in all units. However, most units today do not offer land line telephone service. If land line service is required, it can be made available to our extended stay and winter guests only. However, some property owners may want to add an additional fee.

1.7 How many TV's are in the unit?
All three bedroom units offer at least two TV sets. Most two bedroom units have at least two. Most one bedroom and studio units offer one TV.

1.8 Do you have any smoking units?
No. We ask that smoking be done outside. There may be additional charges to eliminate odor if unit is smoked in.

1.9 Are DVD players provided?
Yes.

1.10 Is cable TV available?
Yes, all locations provide either cable TV or satellite TV

1.11 Can we have fresh towels provided on a daily basis?
No. Unlike hotels, we ask our guests to use the washer and dryer in their unit if clean towels are needed.

1.12 Can we get extra towels on request?
There should be an ample supply of towels to accommodate your group. However, if you find that the unit is short of towels, please contact our office and towels will be delivered.

1.13 Do you provide beach towels?
No, so please bring your own or visit one several souvenir shops along the beach area.

1.14 Can I take towels from the unit to the beach?
No. Please use beach towels.

1.15 Are coffee and filters provided?
No.

1.16 Can I take glassware to the pool area?
No. The Home Owner’s Associations at each location prohibit glassware at pool areas.

1.17 Can we request additional keys?
No. Please use the lockbox at the door for key storage for those coming and going at different times.

Questions about the Mississippi Gulf Coast.

2.0 What is available in the way of restaurants and shopping?
It’s a shopper’s paradise on the Mississippi Coast. Across from the beach in Biloxi you will find a very modern Edgewater Mall, and adjacent to it is Edgewater Village. Both locations also offer fine dining restaurants. Another shopping attraction is the outlet mall located in N. Gulfport. In addition to these areas, we also have a booming shopping and restaurant area called The Promenade, located at I-10 and I-110 in Biloxi. At Hwy. 49 and I-10 in Gulfport, you will find a great shopping and dining adventure called The Crossroads. Both the Promenade and The Crossroads offer newly built cinema complexes.

In downtown picturesque Ocean Springs, (directly to the east of Biloxi) the flavor changes from modern to historic. Enjoy sidewalk cafes, bistros, unique boutiques, art galleries, antique stores, museums, and world famous potteries. Enjoy a walking tour of the historic area. Ocean Springs boasts more than 100 restaurants currently.

2.1 How far is it to Gulfport/Biloxi International Airport?
From any location that we manage from Long Beach to Ocean Springs, you won’t be farther than 25 minutes.

2.2 How safe is the community?
As in any city, some areas are safer than others. However, none of our locations is located in an area that would be considered unsafe. Ocean Springs rank high on the list of towns with the lowest crime rates in the country.

2.2 How far is it to the casinos and Casino Row?
All of our properties are located within 15 minutes to a casino. Some are within walking distance, others just a short drive or ride on a casino hopper or beach trolley.

2.3 How far is it to the beach?
At most locations, either directly on the beach, or across the street from the beach. For other locations, no more than 15 minutes.

2.4 What restaurants would you recommend?
For the very discriminating, keep in mind Mary Mahoney’s (Biloxi), Al Fresco’s (both Biloxi and Ocean Springs) and Emeril Lagasse’s Gulf Coast Fish House. For evening meals, consider making reservations. For more informal eating, but a favorite to locals, try McElroy’s on the Bayou, located directly across the Biloxi Bay Bridge on the Ocean Springs side.

2.5 Has the Mississippi Coast fully recovered from Hurricane Katrina?
Yes. The quick response on behalf of the state of Mississippi, it’s residents, and all of the volunteers than came to contribute their labor, time, and materials has once again made the Mississippi Coast as a place to be!

2.6 Does the Mississippi Coast have sharks that attack?
No. Rest assured that this does not occur here. Our small sand sharks are harmless to people.

2.7 If we want to take a day trip to Ship Island and Ft. Massachusetts, how would we get there?
From the Gulfport Harbor, you can purchase tickets, both half day (either morning or afternoon) and full day, with Ship Island Excursions.

2.8 How far is it to New Orleans?
From any location that we manage, New Orleans is no farther than 75 to 95 miles from the farthest point, which makes for a nice day trip.

2.9 Are fireworks allowed?
Yes, unlike many communities today.

2.10 Is there a water park?
Yes. We have a modern water park located in Gulfport.

2.11 Does the Mississippi Coast have a Mardi Gras celebration like New Orleans?
Yes, and no. All towns and cities along the Mississippi Gulf Coast offer Mardi Gras balls and parades. Unlike New Orleans, we are much more family oriented and our parades are a safe place for both adults and children alike.

2.12 Where can I rent a facility for a special event?
Please contact the city where you want to hold the event for your venue. Coming late in 2010, there will be pavilions located along the 26 miles of beach (on the sand) in 5 different areas for this purpose.

2.13 Where is the nearest tennis court?
If you plan to stay at Oak Glen Marina, there are tennis courts on site. If not, there are public courts located on Halstead Rd. in Ocean Springs. There are private courts available at Treasure Oaks in Ocean Springs.

2.14 Where is the nearest golf course, and how far away are other golf courses located?
If you are staying at the Legacy Towers in E. Gulfport, you can walk to Great Southern Golf Course, whose signature hole overlooks the Gulf of Mexico. But from any location that we manage, all of our Mississippi Gulf Coast golf courses are within a 30 minute drive.

Questions about reservations, cancellations, and payment methods.

3.1 What is a limited accidental damage waiver fee, and why should I pay it?
The limited accidental damage waiver fee is a fee paid in lieu of a larger, refundable deposit. It insures accidental damages up to $1200.00 but only if damages are reported during your stay. It does not cover theft or intentional damage.

3.2 When will my credit/debit card be charged?
Typically, your card will be charged about two days prior to arrival.

3.3 I forgot to send my signed confirmation back. Do I still have a reservation?
Yes. Once a unit number or beach house has been confirmed for the dates you indicated, those dates are then reserved for you.

3.4 I never received my confirmation. Is my reservation still good?
Yes, unless you are contacted regarding lack of availability. All of our confirmations go out either via snail mail or fax. Occasionally, confirmations do not make it to their intended destination.

3.5 What are your cancellation policies?
A two week cancellation notice is required for stays of one week or less. For monthly and holiday stays, one month notice is required. For cancellations inside of two weeks notice for reservations of one week or less, the cancellation fee is equal to one night’s stay. For cancellations inside of two weeks notice for monthly or longer stays, the cancellation fee is equal to $300.00. For cancellations outside of two weeks notice, the cancellation fee is $50.00. Special exceptions may apply in certain instances.

3.6 Can I call on arrival with a different credit card number?
Yes. We do ask that you try to give us notice prior to your arrival. But if not, please contact our office the day of your arrival.

3.7 Can we make a reservation for one night?
Our minimum stay is two nights for any date that does not encompass a holiday time period. For holiday stays and special events, the minimum stay is three nights.

3.8 Can I pay with multiple credit cards?
Yes, but no more than two cards, and we must have on file all pertinent information regarding each card holder.

3.9 Can I pay cash when I get there?
No. We do not accept cash. However, we do accept checks and money orders at least one week in advance of arrival, and money orders on arrival.

3.10 Are there refunds for inclement weather?
Yes, but only if there is a tropical storm warning or hurricane warning issued.

Questions about beach areas.

4.1 Are there umbrella and chair rentals on the beach?
Yes, at numerous locations along our 26 miles of public beach.

4.2 What type of entertainment is available on the beach?
Vendors on the beach offer jet ski rentals, parasailing, paddle boat rentals, windsurfing rentals, and volleyball courts.

4.3 How far is it to the beach?
At most locations, the properties we manage are located directly across from the beach, and one property located directly on the sand. The majority of the beach area is public, so no construction is allowed. We also offer lovely riverfront and harbor front properties with boat slips available.

4.4 Where is the nearest public boat launch?
Public boat launches are available on Biloxi Beach, Gulfport Harbor, Long Beach Harbor, Pass Christian Harbor, at Popp’s Ferry Bridge in Biloxi, at the Ocean Springs Harbor and on Beach Dr. in Ocean Springs. If you are staying at Harbor Landing, a public boat launch is available on site.

4.5 Are pets allowed on the beach?
Although there is a law prohibiting pets on the public beach areas from Biloxi to Pass Christian, at this point in time, they are not being enforced. However, leash laws are enforced. If you are staying on private Belle Fontaine Beach in Ocean Springs, pets are allowed.

4.6 Can I take towels from my condo to the beach?
No. Please use your own towels or beach towels, as the towels in each unit belong to that individual unit owner.

4.7 Does the Mississippi Coast have sharks that attack?
No. We do have small sand sharks that are not aggressive toward humans.

4.8 Is there a high surf along the beach?
No. The water along the public beach area (26 miles) is relatively shallow with no undertow. If you are planning a trip to Ship Island, on the south side of the island at the beach area you’ll find high surf but also an undertow. Be careful of rip currents on the west end of the island.

4.9 What color is the water in the Gulf?
Our water is typically blue. On a sunny day, the water appears to reflect diamonds in the surf. On a cloudy day or after a lot of rain, the water will sometimes appear to be a blue-gray.

4.10 Is the water clean in the Gulf of Mexico?
Yes. On certain days, it may not appear so after a hard rain.

4.11 What is the sand like on the beach?
On the public beaches, the sand is a very fine grain white sand. Since our public beaches for 26 miles are man made beaches, our sand is actually imported from Florida. The public beaches are cleaned and graded weekly. The private beaches are more rustic in that you will find driftwood, shells, and oftentimes Fiddler crabs on the beach. (And, every great once in a while, an alligator!)

Questions about fishing and golfing.

5.0 Are fishing permits required to fish from a pier?
Yes and no. If you want to fish from any of the public fishing piers along the beach, a permit is required, and can be purchased at Walmart for a small fee. If you are fishing from a pier on private property, a permit is not required.

5.1 How long does it take to get to the Gulf by boat?
From Harbor Landing Condominiums, the time is approximately 7 to 10 minutes. From Oak Glen Marina, the time is approximately 15 to 20 minutes. From River’s Edge Townhomes, the time is approximately 40 minutes. From all public boat launches with the exception of the Beach St. launch, you are at the Gulf. From the Beach St. launch in Ocean Springs, the time is approximately 10 minutes.

5.2 What type of fish can I catch?
Fishing is abundant both in the Gulf of Mexico and in the bays and bayous. The various types of fish that are caught are Red Snapper, Mackerel, Redfish, Cobia, Grouper, White Trout, Specked Trout, Flounder, Mullet (Biloxi Bacon), and Shark.

5.3 Can I catch shrimp and blue crab from a pier?
Yes. A simple fabric crab net purchased at Walmart for $1.50 and some chicken necks are all you need to feast that evening on Blue Crab. A cast net is used for catching shrimp.

5.4 Where can I pier fish?
You’ll find public piers located along our 26 miles of public beaches. For private pier fishing, you’ll find Harbor Landing and Oak Glen Marina enjoyable places for quiet enjoyment. At Harbor Landing, each unit offer’s it own private pier and boat slip with water and electricity to each.

5.5 Is there an additional fee for a boat slip if I rent a condo?
No. At both Harbor Landing Condominiums and Oak Glen Marina, the boat slip is included if there is availability.

5.6 Do you offer tee time reservations?
Yes. Please call our office for assistance and discounted rates.

5.7 When do I need to schedule tee times?
In the summer, advance tee times are not usually necessary. We recommend that the remainder of the year, particularly during wintertime, to schedule your tee times in advance of your arrival. For tee times from January through mid April, it is best to schedule your tee times at least a month in advance. For larger groups, we recommend scheduling several months in advance.

5.8 Can I walk any of the golf courses?
Yes. Walking is permitted at Bayou Vista Golf Course in Gulfport.

5.9 Where is the nearest golf course?
If you are staying at either Legacy Towers I or II, you can walk to Great Southern Golf Course, the oldest golf course in the state. But from any location we manage, you will be no more than 30 minutes to the farther golf course along the Mississippi Coast.

Questions about arrival and departure.

6.0 What if I’ve reserved a condo for certain dates, but need to leave early?
Generally there are no discounts or credits given back for early departures, with the exception of a tropical storm or hurricane warning having been issued. In certain other instances, we may make an exception.

6.1 What if I want to extend my stay?
We can extend your stay as long as the unit is not booked for the dates of your extension. If your unit is booked, we would be happy to offer you accommodations in another unit or at another property.

6.2 What if I’m a late arrival?
That’s no problem. We have lockboxes and key storage at every location.

6.3 How do I get in?
Since each unit has it’s own lockbox, you are provided a combination to the lockbox in order to retrieve your keys.

6.4 What if I need to be a late departure? If you are delaying your departure by an hour or so, it is generally not a problem. However, during high season, housekeeping generally has to make the unit ready for the guest arriving in the afternoon.

6.5 Can we arrive early?
Possibly. But we ask that you please call first to inquire if we have a morning departure that day in your unit.

6.5 When I get to the property, where do I go to check in?
At most properties, you will go straight to your unit, unless we have booked a unit for you through another agency. In that instance, you will be provided check-in instructions on your confirmation.

Questions about occupancy.

7.0 What if I booked for a certain number of people, and that number increases or decreases? Will my rate be changed or will my reservation be cancelled?
If you reserved a unit(s) for a certain number of people but someone can’t come, the rate is not affected. If you booked a unit(s) for less than the number that a unit can accommodate, but want to increase that number to the amount of people that a unit will accommodate, once again, the rate remains the same. However, if you reserve a unit that accommodates 6, for example, and 8 arrive, then you will be charged an additional $10.00 per person, per day. If the number exceeds what’s reasonable, you may be asked to vacate the property and your reservation will be cancelled.

7.1 Do babies and small children count as part of the number of guests allowed?
Small babies in cribs are not counted. However, children are.

7.2 Are guests allowed?
Absolutely. However, if you are planning a larger event such as a reception or beach wedding, we need to be informed prior to taking your reservation as some locations limit the type of events allowed, while others do not.

7.3 Is it O.K. for me to bring a blow up mattress?
Only in certain locations and under certain circumstances, but usually no. Please inquire with our office regarding this.

Questions about pets.

8.0 What types of pets are allowed, and is there a fee?
The types of pets that are allowed are determined by several things. At all of the high rise properties, the bylaws prohibit pets of any kind. Please note under each property listing the properties that are pet friendly. Due to property liability insurance restrictions, the following dogs are not allowed at any location: 1. Chow 2. Rottweiler 3. Doberman Pinscher 4. Pit-bull 5. German Sheppard. There is a non-refundable pet fee of $50.00—$75.00. The number of pets allowed is generally restricted to one, but under certain circumstances exceptions can be made. Please contact us regarding this.

8.1 What happens if my pet does damage to the unit?
Once the amount of damage and repair/replacement costs have been determined, you will be charged for the damage. If carpets are soiled, there will be a carpet cleaning charge incurred.

8.2 Is there an area to walk my pet?
Yes, the properties that are pet friendly offer green areas to accommodate your pet.

8.3 Do you accept cats?
Yes. Once again, at the same locations that we accept dogs. Please note under the property listings which locations are pet friendly.

Questions about transportation.

9.0 What type of public transportation is available?
Taxi’s are readily available here on the coast. For a fun, inexpensive ride, Beach Blvd. has three trolley cars that run all day and into the early morning hours. The area casinos also will offer to pick your party up and bring back as long as the location you are staying at is within a certain distance established by them, so contact the casino where you will be going for additional information.

Questions about housekeeping, maintenance, and miscellaneous.

10.0 Can you provide additional housekeeping during our stay?
Yes. The housekeeping staff would be happy to provide housekeeping services according to your needs. Please contact our office and we will put you in direct contact with your housekeeper.

10.1 Why do I have to pay the departure cleaning fee?
Unlike hotels, all of the units that we represent are individually owned. Our management fees cannot cover the cost of housekeeping, and property owners are not generally willing to incur that expense. For condominium properties it is commonplace for the guest to pay the departure cleaning fee.

10.2 Does housekeeping come in during our stay?
No, unless you request that they do so.

10.3 Can we clean the condo ourselves so we don’t have to pay a departure cleaning fee?
No, but thank you. We try to maintain a certain level of cleanliness and consistency that is expected of all of our guests when they vacation.

10.4 What happens if I lock myself out?
If you find yourself locked out of your unit, please contact the maintenance contact person listed at the bottom of your confirmation. However, if maintenance is called out to let you in, there is a $50.00 lockout charge due directly to maintenance at the time of call out. The best way to avoid being locked out is to use your lockbox at the door for key storage upon coming and going.

10.5 What happens if I arrive and there are maintenance issues?
If you arrive after office hours, and the nature of the maintenance is an emergency, please call the maintenance contact number posted on the refrigerator or on your confirmation at the bottom. If it is not an emergency, please wait until regular office hours to notify us.

10.6 Do you provide baby cribs or rollaway beds?
Yes. With advance notice prior to your arrival, we can have these picked up and delivered to your unit. However, there would be an additional maintenance fee for doing so.

10.7 Can we rearrange the furniture?
We ask that you don’t, but if you do, please move the furniture back to it’s original location. If housekeeping has to move the furnishings back to it’s original location upon your departure, there will be additional housekeeping charges incurred.

10.8 What happens when we arrive and the unit looks different from the pictures?
Owners will on occasion make changes to their own units. Please keep in mind that each unit at each location is individually owned. We cannot be responsible for changes to the décor made on behalf of the owner. And periodically, items have to be replaced due to breakage and wear and tear. Furnishings are occasionally rearranged by the property owner as well.

10.9 Do you sometimes make unit substitutions?
Yes, in very rare instances. There are numerous reasons why we may. 1. Properties have a tendency to change ownership 2. Maintenance issues 3. Utility issues 4. An owner’s booking dates may conflict with yours. But once again, this is a very rare event.

10.10 What if someone in my party smokes in the condo or beach house?
All of our properties are non-smoking properties. There may be an additional charge for carpet and upholstery cleaning as well as dry cleaning of bedspreads.

10.11 If I want to extend for an additional few days, will you prorate the cost of my stay?
In certain instances, and only at certain locations. The high rise units we do not prorate at typically. However, the length of your stay determines whether we can prorate your rental rate.

10.12 What happens if I lose my pool or parking passes?
Unfortunately, there would be a charge for the loss of these items, as the HOA associations charge the unit owner for these items. If lost during your stay, please contact us to get them replaced.

10.13 What if I drive home with the garage door remote, keys, or pool passes?
In order to not incur charges for these items, we ask that you send these items back right away.

10.14 Can I park my boat, RV, or trailer on the property?
At the high rise locations, it is not allowed. At Harbor Landing, River’s Edge, The Oaks of Long Beach, and Southwind you can; as well as at our beach house locations.

Questions about discounts and coupons.

11.0 Do you offer military discounts for vacation stays?
Yes. We offer a 10% discount for our active military guests.

11.1 Do you offer multiple unit discounts?
Yes. At certain properties, depending on the time of year.

11.2 Do you offer senior citizen discounts, church discounts or AARP discounts?
We do offer church discounts depending on the time of year and the number of units booked. At this time, we do not offer senior or AARP discounts.

11.3 Do you have discount coupons available?
Yes, for Oak Shores Condominiums Harbor Landing, and Oak Glen Marina. Please find our coupons under “Coupons” on www.gulfcoast.org.

Concierge and additional services available.

12.0 Can I have a beach wedding, and if so, where?
Yes. Beach weddings are allowed along the public beach areas in Biloxi, Gulfport, Long Beach, and Pass Christian. A permit is required. Beach weddings are permitted on private Belle Fontaine Beach in Ocean Springs. Since this beach is private, no permit is required. However, you must be quests at one of the beach house locations on Belle Fontaine Beach.

12.1 Can you arrange catering services for our event?
Yes. We have several very reputable sources that our customers have been extremely pleased with.

12.2 Can we contact you to arrange for flowers, grocery delivery, table rentals, linen rentals, place settings, and any other special events services we may need?
